LJJ wins contract for luxury care scheme

M&E contractor LJJ has been awards a £3.5 million contract as part of the £16 million development of a 96-bed luxury care and assisted-living scheme by Signature Senior Lifestyle in Sunninghill, Berkshire. The scheme continues LJJ’s relationship with Signature Senior Lifestyle following three previous projects in Brentwood, Marlow and Kingston upon Thames.

This latest project is the first for LJJ with main contractor Wates Construction.

LJJ is responsible for developing concept design and installation of all building services. They include all mains distribution for power, lighting and emergency lighting — including LED luminaires for living spaces.

The main energy source for underfloor heating and DHW system will be a CHP unit with a thermal output of 40 kW and electrical output of 20 kW. It will be supplemented by three gas-fired boilers.

General ventilation will be provided by eight air-handling units on the roof. They will have heat recovery and supply tempered air into corridors and communal areas. Air will be extracted from dining, kitchen and toilet areas.

There will be air conditioning in the dining and recreation areas.

All M&E plant will be connected to and communicate with a fully addressable BMS.
