Lighting management built in at start in City refurbishment
Helping companies moving into an office development at 15 Fetter Lane in the City of London reduce their carbon emissions is a lighting-management system from Ex-Or. The 7600 m2 8-storey building has undergone a complete refurbishment, with the interior being completely gutted and new external facades created. Consulting engineers Freeman Roberts specified the Ex-Or MLS Connect digital lighting-management system throughout the building to provide a foundation for lighting control through which further levels of functionality could later be accessed. Each incoming tenant was given the opportunity to specify addition lighting-control equipment to tailor lighting to its particular needs, and most have taken advantage of it. The Ex-Or system delivers energy savings by ensuring that lights in controlled office areas are on only when they are actually needed and automatically controlling the amount of light. There are sensors for occupancy and ambient light. Detectors communicate with one another to provide the correct level of lighting in designated work areas and ensure that lights in key circulation areas, corridors and stair cores are kept on. The Ex-Or system also future proofs lighting schemes in open-plan areas to accommodate changes in layout and working patterns without requiring rewiring.
