Magnetic filters tackle noisy central heating for Corby Borough Council

Noisy central-heating systems in sheltered accommodation run by Corby Borough Council is being tackled by installing BoilerMagXT magnetic filters from Eclipse Magnetics. Such noise is an indication of a build-up of black sludge (ferrous oxide), which leads to cold spots in radiators, poor circulation, blocked pipes, excessive noise, frequent breakdowns and premature pump wear.

The problem facing the council was that being sheltered accommodation, it was not possible to regularly shut down the systems and flush them.

Instead, the installation of seven magnetic filters removes the ferrous oxide, reducing the need for maintenance and flushing. Energy efficiency is also improved by 6%.

Peter Leatherhead, maintenance manager with the council, explained, ‘One of the first indications that we had an issue with our central-heating system was when noise levels reached noticeable levels. We knew that this was being caused by black sludge and that it would soon lead to maintenance issues — apart from being disruptive to residents.

‘It was at this point that we began looking for a way of dealing with the sludge without having to shut the system down for a long period. After considering all the options, we came to the conclusion that BoilerMagXT was the best way forward. It would minimise system downtime and be highly effective at removing both ferrous and non-ferrous contaminants — and has no running costs.’
